Are you waiting for the rates to come down before you buy a property?

It’s worth sitting with a harder question first: What if waiting is the more expensive choice?

That runs against every instinct, but the math behind it is the part the headlines skip.

According to Freddie Mac, the average 30-year fixed mortgage rate recently climbed to around 6.69% as of August 6, 2026. Hearing that, the reflex is to wait for it to come back down. But a high rate right now is exactly what makes this a real window, because when rates climb, demand drops. Fewer people are shopping, fewer are qualifying, and fewer are competing for the same homes, which means you’re not up against ten offers, waiving inspections, or writing escalation clauses just to get a house.

What matters most is what happens when rates finally fall. Say they drop to 5.5% next year. Lower payment, more house for the money, sounds great, except everyone who’s been sitting on the sidelines has been waiting for that same moment, and they all jump back in at once.

It’s what happened in 2020 when rates hit historic lows: demand didn’t trickle in; it flooded in, and a flood of buyers against a limited supply of homes sends prices climbing and bidding wars right back.

So here’s the honest math. Your rate might be lower if you wait. But if the home costs $30,000 or $40,000 more because you’re competing with everyone else who waited too, did you actually save anything? Usually not. You just traded one cost for a bigger one.

This is where “marry the house, date the rate” stops being a slogan and becomes a strategy. You’re not locked into your rate forever. Buy today at 6.69%, and if rates drop next year, you refinance into the lower payment on your terms, without fighting the whole market to do it. But if you wait for the perfect rate and the home gets more expensive or sells to someone else, you can’t refinance your way back in because you can’t refinance a home you never bought.

Put real numbers on it. A $400,000 home today at 6.69% with 10% down runs about $2,300 a month in principal and interest. Wait a year, rates fall to 5.5%, but renewed competition pushes that same home to $430,000, and your payment lands right about where it started. Only now you’ve spent a year building equity for someone else instead of yourself. The buyer who bought today got that year of equity, and if rates drop, they refinance into a lower payment on a smaller balance.

That’s why waiting feels safe but often isn’t. The better question is, “What can I comfortably afford today, and does this home fit my life for the next five to seven years?”

If you’re staying that long, the rate you lock today matters far less than the years you’ll have to refinance, build equity, and let the home appreciate.
