As an agent, one thing I tell every buyer is simple: the best homes don’t sit on the market. In fact, many of the strongest listings are getting offers within the first 24 hours.

That’s what I call the 24-hour rule. The longer you wait to decide, the higher your chances that someone else has already made an offer.

Why does this happen? Because well-priced, move-in-ready homes create instant competition. With limited inventory, serious buyers are prepared to act fast. Waiting too long often means paying more or missing the home completely.

I’m not saying you should rush your home offer, but be prepared. That means having your financing ready, knowing your must-haves, and being decisive when the right home shows up. When everything is lined up, making an offer feels natural, not stressful.
